Saint-Laurent-du-Var is built on flat ground at the mouth of the river, with the water table close to the surface. It is not a town of old stone but of 1970s and 1980s blocks: concrete, internal bathrooms, garages and cellars below ground.

A room with no window and an original extract fan often clogged or disconnected. Shower moisture sits still, tile joints blacken and then the ceiling, and a closed door makes it all worse.

That is a cold bridge, typical of concrete from this period: the slab is colder than the wall, so condensation settles exactly along that line. Treatment removes the mould, but while the surface stays cold it comes back. We tell you what to adjust in heating and airing.
