In Monaco mould rarely comes from a leak: it comes from the air. Very dense buildings, sealed windows that almost never open, air conditioning running much of the year, buried levels under every block. Moisture produced indoors has nowhere to go.

We treat the affected surfaces — walls, ceilings, bathroom joints, grilles and the area around diffusers, cellars — without breaking anything and without a building site. The quotation is made from photos and can be issued in writing, line by line, for a managing agent or an owner.

Air conditioning and diffusers

This is the case most specific to Monaco. Cold air runs through ducts, condensation forms inside, and mould comes out on the grilles and on the ceiling all around them. We treat the accessible part without dismantling; the inside of the ducts is a job for a specialist contractor.

Tightly sealed flats

Airtight joinery, windows rarely opened, permanent air conditioning. The air is not renewed: mould starts in bathroom corners and dressing rooms, then behind fitted furniture.

Cellars and buried levels

Every building has its lower levels. Walls against the ground, weak or absent ventilation, pipework beading with condensation: the cellar becomes the starting point, and the smell rises into the common parts.

Treatment of affected surfaces with suitable products, 3-month guarantee. First pass €25 per m² of surface actually treated — not the floor area of the room, but the area we really work on — and every further pass cheaper than the one before. Visible mould needs 3 to 5 passes, an old infestation 5 to 15. Clean surfaces in the same room are treated preventively from €15/m². Diagnosis, cellars and cleaning

After treatment we can also provide simple cleaning of the room. Cleaning is available at €25 per hour, minimum 3 hours, excluding construction waste.

Common questions in Monaco

That is a sign that outbreaks remain inside the ducts, where we cannot reach without dismantling. The test is simple: if it reappears between two weeks and three months of actual running time, the ducts have to be opened and cleaned, which is a separate job.

Do you work with managing agents and property managers?

Yes. Written quotation with a line-by-line calculation, before-and-after photographs, work scheduled in an agreed slot. That is the format we use most often in the Principality.

Can the product damage an expensive finish?

No. The product attacks neither plaster nor paint and does not require opening up the surface. What it does not do is restore the finish: if a watermark remains after treatment, repainting is a decorator's job.
